Our charge for a let only service (as opposed to a fully managed service) equates to the value of one month’s rent.

The aim of this service is to assist landlords with the rental process from valuation of a property through to the installation of new tenants and includes:

  • A realistic appraisal of the current rental value of your property

  • Effective marketing of your asset through the most appropriate media

  • Vetting of prospective tenants (including referencing and credit checks)

  • Completion of the tenancy agreement

  • Move-in of new tenants and associated documentation

Our letting specialists will provide a realistic appraisal on what rent rate you can reasonably expect, taking account of market trends, location and the specifics of your property.

We will use tried and trusted marketing media to get your property advertised to the right target audience.

We will use appropriate measures to ensure that prospective tenants have a good track record in the rental arena and are financially stable.

We will arrange completion of the tenancy agreement.  This document (usually 6 month Assured Shorthold Tenancy (AST)) is the key part of tenancy documentation and binds a tenant and landlord in a legally framed agreement, usually for a minimum period of 6 months, thereafter becoming what is termed as a period tenancy and thereafter subject to 1 months notice to quit from the tenant and 2 months notice to quit from the landlord.  

We will facilitate the installation of your new tenants, completing any relative documentation (conditioning report (including photographic record), meter readings, notification of change of tenancy to utility providers, bond submission).
